LANDLORD FEES

 

Lettings service (including rent collection):

12% of rent (plus VAT)

Includes:

  • Property appraisal
  • Advertise the property on relevant letting portals
  • Carry out accompanied viewings
  • Finding a tenant
  • Collect and remit the rent received
  • Make any HMRC deduction and provide tenants with the NRL8 (if applicable)
  • Pursue rent arrears and provide advice on rent arrears actions

This fee will also be due on every tenancy renewal.

Management service:

Long Let (fees apply per property):

  • 1-4 properties: 20% of rent (plus VAT)
  • 5-9 properties: 17% of rent (plus VAT)
  • 10 or more properties: 15% (plus VAT)

Short Let (fees apply per property):

  • 1-4 properties: 27% of rent (plus VAT)
  • 5-9 properties: 25% of rent (plus VAT)
  • 10 or more properties: 23% (plus VAT)

Includes:

  • Pursuing rent arrears
  • Ensure the landlord’s compliance with their statutory obligations
  • Collect and remit the rent received
  • Pursue rent arrears and provide advice on rent arrears actions
  • Deduct commission and other fees
  • Protect tenancy deposits with an approved deposit protection scheme
  • Handle deposit disputes with the deposit protection scheme
  • Notify all relevant utility providers of changes
  • Undertake two property visits per annum and notify the landlord of the outcome
  • Arrange routine repairs and instruct approved contractors
  • Hold keys throughout the tenancy term

This fee will also be due on every tenancy renewal.

Other Fees:

The following additional charges apply to both Lettings Service and Management Service in addition to the fixed fee stated above.

A New Tenancy Administration Fee (This fee contributes towards negotiating the tenancy, collecting references on the tenant (and guarantor, if applicable), drawing up the tenancy agreement, sending Health & Safety documents and How To Rent Guide to tenants, protecting the security deposit with a government-approved scheme and providing the tenant with a deposit certificate and prescribed information.) £350
A Tenancy Renewal Fee (This fee goes towards negotiating renewal terms, updating contract terms, registering the additional deposit amount (if necessary) and providing the tenant with a deposit certificate and prescribed information within 30 days of the start of the tenancy.) £150

Professional Inventory/ Check-In Report £150 - £400 depending on the size of the property

TENANT FEES

Deposit:

Once you decide to go ahead with renting a property through PVL Properties, a holding deposit equivalent to one week’s rent will be payable in order to secure the property. The holding deposit is payable via bank transfer, into our NatWest Client Account.

Once the holding deposit is paid, we will take the property off the market whilst we obtain references. If the tenancy proceeds, your deposit will be put towards your total tenancy deposit, which is equivalent to five weeks’ rent.

Other Fees:

Contract variation, amendment or change of occupant at the tenant’s request within an existing tenancy £50
Interest on late rent where rent is more than 14 days overdue 3% above Bank of England base rate
Fee for lost keys or other security devices Actual cost of replacement
